"Most experienced investors, certainly the savvy ones, they insist upon looking at the development's track record. Because it's ok saying, well, I think this development is going to achieve seven or 8% as a net rental return, but how do you really know?
So, when you come across a property that has a proven track record - i.e eight years at netting up 8%, 8 years of 100% occupancy, it really is quite rare. Couple with the fact that it's a Georgian property listed building which is rare indeed, with beautiful Georgian sash windows which are my favourite, and a location which is at the gateway to the Knowledge Quarter. This pretty much ticks every single box for me".
