Home Upgrades That Go The Distance, And Add Value To Any Property

Today we walk you through our investment property so you know what it costs to get your home in tip-top shape when it comes time to sell!

👩🏼‍🎨 1. Paint - Use a neutral color because it appeals to the broadest range of buyers and goes with more color palettes. You can expect paint to cost around $2-$3 a square foot depending on texture work & repairs needed. Our investment was about $7k because we repainted everything!

💡 2. Fixtures - This is an easy way to update the entire look of your home. We went with a transitional style of fixtures because they are the best sellers right now. Believe it or not, to replace all the fixtures in our house, it only cost about $1k.

🌳 3. Flooring - If floors are in bad shape, it could cost you far more off the sales price than it would cost to update them so you might as well knock those out if your floors need an upgrade! Flooring also costs about $2-$3 a square foot. We spent about $5k on floors because we replaced carpet, tile, and installed new water resistant vinyl plank.

♨️ 4. Appliances - Stainless steel appliances are a must have on almost every buyer’s list these days, so this is an investment you will get back with it comes time to sell! It costs about $1200-$1500 to upgrade all your standard stainless appliances. On this house we spent around $2200 because we had special sized items and built-ins.

💰 5. Granite - Lowest level costs around $30 sq foot, but in this house we went with a Level 2 granite which was a little more expensive. Our final bill for the granite was around $2100.

Next and the real money makers when it comes time to sell are the kitchen & bathroom!

🚽 6. Bathroom - Consider anything that’s outdated or not in good condition. Our bathroom was completely outdated so we revamped everything. The tub, toilet, shower, vanity and fixtures. We spent about $5k overhauling this bathroom, and most standard sized bathrooms you can expect the same.

👩🏼‍🍳 7. Kitchen - We’ve already talked about upgrading granite and appliances, so there’s a few other things you can do to finish it off, such as add a backsplash, paint the cabinets and upgrade the hardware. Our final cost to remodel this kitchen was around $5k.

💨 8. Air Conditioning System - This is a less popular item but necessary! If your AC is old, buyers will most likely try to negotiate the price down, or it could even scare them away because they don’t want to get stuck with the cost of replacing it. An entire new AC system is about $7k. A unit replacement is closer to $5k-$6k.

🏚 9. Roof - The cost on this is usually low, because insurance will pay a bulk of it. The roof is a non-negotiable item and can cost you the deal if it’s not taken care of, your buyer will not be able to insure the home if the roof doesn't pass inspection - and if that’s the case, the lender will not finance the home.

💐 10. Landscaping- When we got ahold of this house, the yard was a big fat mess! The trees and bushes were overgrown, the backyard looked like a jungle. So we invested about $1k and brought in a crew to clean it up and get it market ready. We added fresh mulch and flowers for an extra touch.

📌 🤑 $25k was our final total to renovate everything! 💃🏼
