Many people invest too much money right before selling and they get disappointed once they don't get that money back. You wanna NET the most amount of money, you don't wanna spend a bunch of money to get 70% of that money back, right?
Of course, if you are handy it cannot hurt to make your home look as good as possible. But there is a limit to everything.
It will also depend if it's a buyer's market or a sellers market.
The first thing you should do, before you do anything else, is to talk to a Real Estate professional ( Realtor ), they will be able to tell you what is the best Return on investment when selling your house. Or, you can go on Zillow.com or Realtor.com and see similar homes that have sold in your neighborhood in the past few months, and you can compare those homes to yours.
We are not talking about flipping a house, in this video, we are talking about a primary residence that is subject to normal wear and tear.
- Minor cosmetic issues, not every scratch needs to be repaired. Buyers will be more concerned about the overall condition of the home than anything else.
-Full bathroom remodeling,
While major renovations can add value to a home, they're not always necessary before selling. bathroom remodeling can be expensive and time-consuming,
_The bathroom is really important when it comes to selling a home but most of the time you won't get your money back and it's not the best return on investment to redo the whole bathroom. Instead, you can just focus on smaller upgrades, like painting the bathroom, maybe reglazing the tub, or just changing the vanity if it’s too old.

Remember to disclose any potential leaks on property disclosure. In most cases, there is no need to replace the whole roof.

The kitchen is one of the most important things buyers will look for when buying a home. But this doesn’t mean that you have to spend a fortune on replacing the kitchen. Instead, you can just repaint or reface the cabinets if they are really old. You can also change the door knobs or hardware.

These small changes can make a big difference in how your home appears to potential buyers. Most of these things are DIYs and they won’t cost you a lot of money.

If it’s working properly there is no need to replace it with a newer one.

Buyers want to see a clean and organized space, not a cluttered one. For example, you don’t have to replace the whole carpet, you can just have it professionally cleaned.
Your job is to make people feel at home when they are walking through your house, and that's the main thing that sells.
