Veterans have been wanting to build a custom home with their VA loan for years now. Only problem is in the past this was not possible because it would require the veteran to purchase the land separately with a "land loan," followed by a "construction loan," to build the home. Both of these two loans were often times out of reach simply due to down payment requirements, strict qualifying guidelines and higher interest rates.
One of things I love about the VA (when it comes to the loan department) is their ability to listen and adapt to the changing times. The VA has an option called the "VA One-Time Close" aka the "VA Construction Loan" which allows the veteran to purchase land, and fund the construction all in one loan without any down payment, ridiculous paperwork or qualifying standards.
