In today's video, I’m going to be going over everything I really like about the Zillow Premier Agent program. I have made videos on Zillow in the past, and there are a lot of mixed feelings about Zillow and negatives that agents have a problem with.
And while I have covered these, as a customer of Zillow for some time I wanted to share some of the positives and things I did like about the program.
The first thing that I like about Zillow is the outreach they have.
Zillow has hundreds of millions of visits per month and many people use Zillow as the predominant way to find homes for sale, which means that they have a huge amount of buyer traffic to send to agents.
The next thing I like about Zillow is that it operates on a flat fee model. This means that the agent pays a fixed amount for the leads but they do not have to pay a percentage of the closed commission as opposed to a referral model. Personally, I much prefer the fixed cost model to the referral model because there is no limit to the potential return of investment. However, I do understand why some agents prefer referral because there is no out of pocket cost or risk associated.
The next thing I like about Zillow leads is the convenience
With Zillow leads all you need is a real estate license and credit card to get connected to buyer leads in your market.
This makes for a low barrier of entry and allows any agent to try to build some momentum in a market they want to start to have an edge in.
It also cuts out a big portion of time and effort that you would need to dedicate to generating leads, all you need to do is put up the money and focus on the conversions.
The next thing I like about Zillow is the lead quality
is fairly decent.
Now just like any service, there will be many leads that are bust, but what I mean by a good quality lead is that these leads have some form of motivation to buy a home to even be browsing sites and requesting tours.
There will be many leads who are unqualified and unmotivated but they are at least somewhat curious about the buying process or may even be ready, willing and able buyers.
Just the fact that they are interested in homes make them higher quality than let’s say a Facebook lead who was just on social media and has absolutely no intention to buy a home.
And plus a decent portion of the buyers who call on Zillow are real, qualified and motivated buyers you can work with right away.
The next thing I like about Zillow is the compound effect.
Not this isn’t something that every agent sees, but if you do Zillow right and follow up appropriately you begin to see a compounding effect.
This is where once you have been on the platform long enough and follow up regularly, the older leads become ready to buy, while new leads continue to come in, and at the same time clients you have already closed come back with repeat and referral business.
When all this begins to happen at the same time, it is the perfect storm for the agent and now they have many motivated leads to work with.
Some buyers will also lead to listings through enough time passing or referrals.
So every sale and deal you make is not just about that one deal but also the chain of future deals that come as a result of it.
