WHOLESALE REAL ESTATE TRAINING - HOW TO FIX AND FLIP

In this video I am standing in front of one of my houses that I purchased as a fix and flip. This house was recently completed and was just listed on the MLS a few days ago for $169,900. It was purchased for $92,000 (after paying the wholesaler their fee).

Repairs were around $23,000. So pretty nice profit from this fix and flip! If you are wondering how I found this house, a wholesaler emailed it to me and I agreed to purchase it based on the pictures without seeing the house! This wholesaler knows what areas I like buying in and I know my price points for that market really well.

So I agreed to buy the house and I signed a contract and had one of my acquisition guys drive up the next morning to take photos and videos for me. When I got the photos from my acquisition guy and a thumbs up to buy the property I sent my deposit in. You don't steal good deals slowly. You have to move fast. A beginner would have called and asked for the lock box. By the time they get to the property after work it won't be available (because I purchased it). If you know your market well and you know your price points then you need to be ready to pounce on a good deal very quickly. From a wholesalers perspective they just want a buyer that will close so they can make their fee. I make it easy for wholesalers to sell me houses by knowing exactly what I want and exactly at what price point I will buy. If you know exactly what you are looking for, then it is way easier to find it. Learn your target market well.
