Average or median home price: which is better?
Which number gives you a more accurate idea of home values in an area?
With all the talk about home prices, it’s important to pause and think (way back to math class!) about the difference between AVERAGE and MEDIAN.
I have a simple and fun example of how average and median prices are calculated and which one is better.
I will briefly explain how in some real estate markets, median and averages home prices can be similar or very different, using a few of my local markets (Walnut Creek and Lafayette, CA 2021 home prices).
In my real estate update videos, you may notice I sometimes talk about average or median prices. Median prices are a much better measure but certain reports only tell me the averages, so that’s what I use.
In summary: median is a much better measure of home prices for an area as it tells you what’s “in the middle”! Half of the homes have values above, and half have values below.
