She paid $300,000.00 for a Laundromat six months ago. She has LOST money every day since. Laundromats are FANTASTIC businesses, they earn tons of money. However, you need to ask yourself one question; "Who would sell a successful cash business?" The answer is simple. NO ONE. There are lots of EXCUSES for the sale of these stores, "Death in the family, Divorce, New Job, Re-Locating, Liquidating assets, Chasing my kids, Retirement, Moving back to a third world country, Boredom," They are all just that, EXCUSES, not reasons. TOO OFTEN failed operators find business brokers and SELL their stores to unsuspecting, uneducated new operators who sign contracts and quickly learn that they know NOTHING about the business. Hell, most of the time these new operators have NEVER stepped foot in a laundromat in their lives. Have you? She bought this nightmare, then, she took over the last guy's lease. This assignment had her paying rent on day one! This lease has her paying topped out lease rates. WE DON'T.

It's EASY. You will not be searching for laundromats for sale on Craigslist or through some flashy "Buy Bizz Shit" brokerage site. You will get off the couch, and leave the safety of your computer and physically SCOUT every laundromat in your area. I show you precisely what to look for. When you walk into that nasty laundry with horrible operating procedures and broken machines you won't care if it's for sale because you have no intention of following the path of so many future failures. You will immediately call the LANDLORD discuss terms, and negotiate a reset of the lease. The current operator has LOST, there is no reason that you should lose. The current operator should have educated himself. He did not. IF the existing operator is current, and in good standing we move on to the next nightmare store down the street. BINGO. That landlord asks "What's your offer?" And we are off to the races. That conversation might be the most important one you ever have. I can speak to the landlord on your behalf. I have done so thousands of times over the last 13 years. Sign the lease (avoiding $300K or some ridiculous payout for the failing operator). Then re-tool the store by bringing EVERY equipment distributor to the table. Say "I OWN a laundromat, I need washers and dryers at the best price with the longest warranty." NOT, "I might, maybe get into this industry some day... can you help me to BUY a store?" Are you seeing the glaring differences here?
