To add a transparent material to an object in Unity Editor, create a material, select Transparent in the Rendering Mode, Change the alpha component of the color to the desired level of transparency.
To Add transparency based on texture, drag the image into Unity Asset, Select it, and change the texture Type to Normal Map, then drag it into the material Abedo slot.
