Most builders have what they call a Preferred Lender & if you use the Preferred Lender the homebuilder in most situations will offer an incentive. A lot of people are skeptical about using a lender that’s tied to the homebuilder, so I’m going to tell you why you WILL want use the builder’s Preferred Lender. Why are you better off using the builder’s Preferred Lender? Here's 5 reasons why you WILL want to use the builder’s lender.

Here’s the 5 ways the P.L. could save you money & why you will want to use the builder’s lender when you build a house.
#1 The Preferred Lender knows the builder’s system & exactly what they require. This streamlines the process, making things less stressful for you. Often outside lenders will keep contacting you for more information. This can go on for weeks & it can quickly become annoying & frustrating.
#2 The Preferred Lender will make sure you close on time. Because the preferred lender is in constant contact with the builder, they’ll know right away if anything changes & when it comes to NHC delays are normal. On rare occasions, the builder could move up the closing date. The preferred lender will know this right away & they’ll be able to quickly adjust the closing date. The outside lender is always a few days behind. Also, outside lenders don’t know what documents are required from the builder. This often leaves them scrambling to get the appropriate paperwork turned in.
#3 With the Preferred Lender you’ll often avoid late fees. If you chose to go with an outside lender & you’re unable to close on the date specified by the homebuilder, due to any loan issues, the builder will charge you late fees. And, just for the record, this happens a lot more than you’d think. If you’re using the Preferred Lender, & there’s a delay due to something that’s come up or that they’ve done, the builder will often waive these fees.
#4 The Preferred Lender will reduce their commission for the homebuilder’s clients which will save you money. Why would they do this? Because the builder will send them dozens or even hundreds of clients each year who are ready to buy a home right now. Also, the preferred lender doesn’t have to spend a whole lot of money to get these exceptional clients.
#5 When you use the Preferred Lender, the builder will pay some or all of your closing costs, OR they’ll give you some other kind of incentive like a refrigerator or a credit at their design center. Why would the builder give you money for using their chosen lender? Well, there’s actually lot of reasons & here’s just a few.
1st, the builder will know right away if a buyer doesn’t qualify to build a house. This gives them the ability to quickly cancel the contract & move on. Sometimes outside lenders will give an approval to a client who CAN’T qualify to buy the home. When it happens, it can be costly for the builder. If it takes a few months to sell the house, it could end up costing the builder thousands of dollars. By using the Preferred Lender, the builder can keep close tabs on you. If you were to do something silly & damage your credit or buy something expensive like a car, the Preferred Lender will let the builder know as soon as they find out. This will allow the builder to find a solution, hopefully before the home is completed.
A lot of people think that the Preferred Lender incentive is a scam or a trick & that somehow, they’ll end up paying for the incentive with increased closing costs or a higher mortgage rate. But, it is a real incentive & the builder is happy to contribute some cash to help ensure the process goes smooth.
