Selling a property in Singapore involves several steps and requirements. Here are some important things to keep in mind:
Engage a real estate agent: Engaging a licensed real estate agent is mandatory when selling a property in Singapore. They can help you with pricing your property, preparing the property for sale, marketing it to potential buyers, and handling the paperwork and legal requirements.
Valuation and pricing: Before putting your property on the market, you should get a professional valuation done to determine its market value. This will help you set a realistic asking price that attracts potential buyers.
Marketing the property: Your real estate agent will help you market your property through various channels, such as property portals, newspaper advertisements, and open houses. They will also handle enquiries from potential buyers and arrange viewings.
Negotiating with potential buyers: Once you receive an offer from a potential buyer, your agent will help you negotiate the terms of the sale. You can accept, reject or counter the offer until both parties agree on the terms.
Legal requirements: Once you accept an offer, a Sale and Purchase Agreement (SPA) will be drafted by your lawyer. The SPA will include details such as the sale price, completion date, and any special conditions. Both parties will sign the SPA and a deposit will be collected from the buyer.
Completion of the sale: On the completion date, the balance of the purchase price is paid by the buyer and ownership is transferred to the buyer. The seller is required to hand over the keys to the buyer and move out of the property.
