What do you think is an acceptable vacancy period for your residential rental property? Many people would say around 30 days, but a lot of land lords have experienced more then 30 days in a turn over period. At Dennis Property Management we strive for Zero vacancy days. We call this the Victory Turn Over Goal. To achieve the Victory Turn Over we have 6 steps that need to be done. There is that a lot of things need to happen 60 Days prior to the lease ending. First, we are scheduling a pre-move out inspection with your current tenant so we can obtain a list to present to the Landlord of all the things that need to be performed before the new tenant moves in. Secondly is a curb appeal brush up where they go in and do a little bit of tree trimming, mulching, weeding and pressure washing. This way the house will have a nice first impression for the new tenants coming in and taking a look at it. Then 45 days till the lease is ending we begin marketing the property. In order to do this successfully we need to have the current Tenant work with us. There is a process that needs to happen to deal with that tenant and let them know their cooperation is very much appreciated. Scheduling with the tenant with a predetermined showing schedule will then allow us to begin the showing process. We try and limit being intrusive to the current tenant by only showing the property to qualified prescreened applicants. Number six is making sure cleaning and repairs are done. Immediately during that day or two that we have we will go in clean and do necessary repairs before the new tenant moves in. This will give us a virtually zero day turnover period.
