This is a unique opportunity to own a spacious, comfortable, high-spec property and to position it where you wish. That’s not a proposition that many estate agents will come to you with.
“Nicella” is a completely new houseboat with the hull of a traditional Thames barge with an incredibly high technical and domestic spec. all the amenities and comfort of a modern home.
“Nicella” is a newly built 86feet/26meter long x 17 feet/5meter wide static boat with two large and light-filled living areas, high-spec kitchen, two spacious double bedrooms both with well appointed en-suite bathrooms, an additional shower room, sauna, utility room and outdoor deck area for entertaining and enjoying the view – wherever that may be. The new owner can select where to locate the boat – this could become your central London home or pied-a-terre or you could locate “Nicella” in a more rural location and make her your countryside retreat. And if you’re in need of some help with a central London mooring for this sizeable property, Unique Property Company can help you with this.
By the way, boats are like actors – you can change their name but they do have to have a unique name, which hasn’t been claimed by anyone else!
Details
The exterior of “Nicella” makes her look quite at home in a river setting. Built on the sub-structure of a working vessel that was originally built in 1954, the super-structure – pretty much everything above the waterline - is completely new and built to the highest specification of marine standards. “Nicella” has been inspected by a specialist Marine Surveyor and found to be in very good condition indeed and built to exacting standards.
The hold (the liveable space) is in very good condition.
The decks are formed of modern composite anti-slip decking which is UV protected and will only need very light maintenance – occasional washing with soapy water and a soft deck brush. Handrails around the length of the decks are made from stainless steel tubing with stainless steel torsion wire inserts giving a modern look while being practical and safe. The forward deck has a partially covered area or canopy that will allow year-round shelter for entertaining and eating outside.
The entrance to the main reception area is made up of a new double sliding door with bespoke slim-line aluminium sliding door of toughened glass. These doors give very good insulation due to what the marine surveyor described as “high quality materials and attention to detail when being designed and installed.” This leads to the main reception area that takes up two thirds of the main upper deck. This area is flooded with light from the main deck.
The main reception area is an impressive open plan area combining reception/lounge area with a high-spec kitchen with central island with integrated hob and extractor. There is a full-size sink and drainer, twin fitted ovens and grills, full height fridge freezers, under counter dishwasher, wine cooler. Bosch appliances throughout. Wood laminate flooring. There is plenty of room for a large dining table as well as an area for sofas. To the aft of the main reception area is a good-sized bathroom with toilet, basin and shower.
