The #1 factor when buying an investment property in Hawaii: Location, Location, Location!
Location is important in Hawaii because a large percentage of the overall value is in the land. Therefore, buying a fixer-upper in a nice neighborhood typically is a better investment than buying a really nice home in a less desirable neighborhood.
