Hi, this is Mike Dunfee with the Mike Dunfee Group. Today we’re gonna talk about maintenance. No one calls you to thank you when the toilet flushes; they call you when there’s a clog - they call you when the pipes leak, not when they’re working right. I can tell you that maintenance is a lot of times why people will sign up for property managers; they don’t want to deal with the maintenance - they don’t want to deal with the issues involved with that. And that’s where they depend on us to do our job. We’ve been at this for some years and I’ll tell you - maintenance is, it’s not an easy thing to figure out. It’s something we’re always working on improving. I’m pretty pleased with how far we’ve come with maintenance. Our goal is to be responsive and timely, be cost-conscious, keep detailed records and reports, and also there’s a preventative maintenance sort of schedule that goes in there too. We recommend either annual or biannual inspection. This is a good chance for us to check in on the property, make sure we can catch problems while they’re small before they go big. When a tenant makes a maintenance request, they get an immediate response. We try to troubleshoot it before sending out a technician. Sometimes we can solve a problem before anyone has to get in their car and go over and see it. We can talk them through it - we even have some instructional videos and that kind of stuff for figuring out if this is in fact a time for a maintenance call. It really helps streamline what can be a very cumbersome process by having this kind of automated system that goes on. It’s a system that doesn’t make the repair automatic but it automates the communication between the people and that’s the real point. It automates the communication between the people and it records the communication that’s taken place and it also records what repair happened, what the bill was - it adds a level of transparency on top of the whole thing. The biggest thing is that it shortens that time period which could help reduce the chance for extra damage to occur. It certainly increases the tenant's satisfaction level and then it also makes sure that the landlord is notified up to the level that they choose to be notified. Landlords can have it set up so they’re sort of choosing - do they want to be notified of every little detail, they want a low threshold to be called for authorization to do a repair, or is it a higher authorization and they just want us to handle them and send them the bill and the proof that it all took place. Really, maintenance matters to the landlord and helps them save money. I mean, really that tenants are their customer so they want to make sure they’re taking good care of their customer and also that that property is their asset - it’s a valuable financial asset and we want to make sure that it’s being attended to and that it’s being treated right and taken care of.
