Due to rising home prices of existing home prices in the United States, the cost of buying a home is very close to last October’s record high (i.e. housing affordability at low levels). The 5% year-over-year increase in the US median existing home sold price is quite remarkable given that housing inventory is at least a 3 year high during the same time period (four weeks ended March 31st). However, inventory levels are still far below pre-COVID levels and has only gradually increased so far this year (compared to the sharp rise in 2022).

To give you a quick mortgage interest rates update, according to the Mortgage News Daily the average 30 yr fixed rate mortgage is around 7% for the current mortgage rates (at the time of filming this video for those with excellent credit).
