In this video I share a house flip calculator I built in excel. It factors in items such as improvement costs, realtor fees, property taxes, property insurance, utilities, desired profit, loan interest, closing costs, and so on.

This calculator works by taking the value of the property in peak condition (after remodel value) and subtracting all expenses to determine how much you should pay for the property to be profitable when you are ready to sell. It sounds simplistic, but there are quite a few variables that need to be accounted for to accurately estimate the optimum purchase price.
