Viewing a property gives you a big chance to dig deeper. You need to make sure you leave no stone unturned!
Here's our very own property expert Phil Spencer with some expert tips and insights on how to view a house.
Tip 1 - Be on time for your appointment
Don't worry if the agent is late, you can use the time to survey the outside of the house you're viewing, as well as all the neighbourly goings-on in the street.
Look at the neighbouring houses. Are they well kept & tidy? Is there any work being done on the street? This could be signs of an up-and-coming area. What about noise? Are you hearing the tweeting of birds or a motorway? Taking notes of what you see can also be helpful, particularly if you're viewing a lot of houses on the same day.
Tip 2 - Be wary of the clever seller
Try to picture a house stripped back of its possessions. Look at the age and state of the windows. Use your phone to look into dark corners. Sniff out signs of damp, and make notes of cracks. Are there any essential repairs needed, and could you use this as leverage for negotiating the price? There's a lot to consider.
Tip 3 - Love, like or can't decide?
Afterwards review your house viewing checklist & pictures and decide whether this property should live in the ‘Loves? Likes? Or still Can’t Decide?’ folder. If it's in the 'Loves', remember the agent's contact details are just a tap away. And if it’s dire you might just want to delete it entirely.
