How to Avoid Double Registration of property what Documents to be check before registration
In this video im going to tell you about the steps involved in the process of registration like what documents you need to have while doing registration.
1st important thing is the TITLE VERIFICATION OF THE VENDOR /SELLER.
i. Whether the vendor has the right to sell that property what are the link documents , from he got this property , its always safe to have 30 years of link documents.
ii. Encumbrance certificate : which will provide all the transactions of that property , if you want know more than 30years details then it will be 520rs for the Challan, and below 30years is 250rs for the Challan.
iii. Application for the market value, rs10 .
2.Drafting on the basis of link documents, it will be very good to just verify the document with the sub –registrar before registration. First paper will be 100 stamp paper and other papers will be ledger green / white papers. You can also go for all stamp papers also like 50 rs / 100rs stamp paper as the quality will be standard and document will remain safe for the future. This amount spent on the stamp papers can be deducted while paying the stamp duty charges.
3. Payment of challan, as there will be a table in the registration office how much we need to pay for what kind of registration we are doing in their bank account.
4. Producing of the documents and photoform of the claimant , executants and 2 witnesses their aadhar cards, pancards and passport size photos.
5. Registration process will be completed after the scan of the documents , stamps and signatures of the sub registrar.
6. Mutation is the last step where the new owner details will be updated in the records of the Government if any compensation has to be given by government then they will check these records only .
