Hello. Jillian Batchelor here with the Batchelor Group in Las Vegas, Nevada
and daily homeowners will ask me if they can trust Zillow and similar
websites when they tell them what their home is worth. Well, unfortunately,
this is a complicated answer.

Their data is compiled from multiple resources, and this all factors into
the figure that they would then assess to your home. These resources
consist of third-party calculation companies that then provide their county
records into an electronic format that Zillow can then use. This is from a
public record data, but not from any MLS board.

Another resource is when owners update their own property info directly
into the Zillow website, including size, bedrooms, bathrooms, and remodel
information. Next, a resource would be from listing agents either posting
listings directly to Zillow or by use of a website that would then
syndicate their listings to the site as well as others.

This includes list price and numerous other items. But keep in mind that
not all realtors or agents use Zillow, and this is manually inputted data.
When agents make price adjustments they aren't always the best at keeping
Zillow up to date with that data.

Also, when a property closes that requires the agent to then go back into
Zillow and manually update that property with a sales price, so your home
can then get a correct and accurate zestimate. Unfortunately, only about
30% of agents never go back in and close out their homes in Zillow, thus
all throwing off all of the zestimate prices on your home and other homes
in Zillow.

Zillow has designed their zestimate to be evaluation based on estimated
market value, not to take the place of an actual market analysis from a
real estate agent or an appraiser. If you are looking for a specific market
