For example, a Canadian household earning the median income of $79,876 could afford a house priced at $315,000, with a mortgage limit of $299,500. However, the national average home price stands at $757,600. This discrepancy indicates that the average home is 141% more expensive than what such a household could afford, highlighting a significant gap in purchasing power.
When looking at major urban centers, the gap widens further. In cities like Vancouver and Toronto, the cost of homeownership is nearly 250% and 210% higher, respectively, than what a typical family on a median income could afford, emphasizing the challenge of achieving homeownership in these areas.
