Today I'm addressing our Frequently Asked Questions (FAQs).

Let's jump right in.

1) Fees, what are your fees? No surprise there, everyone wants to know how much renting their home is going to cost them. That really depends on you. Depending on your unique property and your unique needs, we have a plan to suit you.

2) How much can I get? What will my property rent for? "Well Zillow says I can get this much." You can't rely on Zillow alone. For this, I'm going to take into account your home, how many bedrooms, the finishes within the home, the location, what time of the year it is. These factors will determine what someone is willing to pay and I can pinpoint that number for you. Our objective when pricing is "Maximize Value, Limit Vacancy".

3) How is maintenance handled? We have a very specific plan that we follow to ensure maintenance items are addressed promptly and appropriately, whether it's an emergency or routine maintenance. We also have a list of preferred vendors that we utilize, however, we are happy to use your contractor as long as they carry the necessary license and insurance.

4) What happens if the tenant doesn't pay rent? We have a consistent and effective process. We notify the tenant of their breach of lease and communicate with them to get them caught up. We will also simultaneously fill the required paperwork to get a hearing, judgement, and eviction if necessary. With all of that said, we do have an extensive background check that is done prior to placing the tenant. This is called our "Perfect 10ant" screening process. We use ten different qualification points to make sure they are a good fit for your home. This greatly reduces the risk of eviction in the future.

5) What do you do? What's included in your service? Well, the short answer, everything. We're going to do everything that's required of a landlord. YOu're not going to have to worry about those 2 am phone calls so that you can focus on all of the other important things in your life.
