During the 1980s and much of the 1990s a period of rapid construction took place in the Greater Vancouver area and many condos were built with poor design, installation and problematic building envelope for the very very rainy climate that BC is accustomed to. During the leaky condo crisis of the 90s, these leaky condos were retrofitted with a rainscreen system. But what is a rainscreen, you ask?

In this video, Steve Karrasch of Macdonald Realty discusses all things leaky condo and rainscreening, including what lead to the leaky condo crisis, how leaky condos are remediated to fix the building envelope and what you as a buyer should be on the look for prior to purchasing a condo in BC.

If you are in the market to purchase a condo unit in a building that was built in the 1980s or 1990s, you are going to want to be sure to read those strata minutes and find out if any rain screening has been done or is scheduled to be done.
