Give them a perfectly clean and neutral slate that they can place their story on top of. The sellers that can accomplish this feat get their home sold much more quickly, many times with multiple offers, and because of that, they get their home sold for much higher prices.
The difficult thing about selling your home is that most of the time you still live there, and it can't help but having a lived-in feeling. If, however, you can put yourself in the shoes of an objective seller just for a brief period of time, your home will be much more attractive to your client, the buyer. I've mentioned a couple of times that your need to focus on this will be brief. If done effectively, you really only need to concentrate on this effort for a couple of weeks. Your home is most valuable during the first two weeks that it's on the market. If you can really focus and really make your product shine in that two-week period, you'll be much more likely to find a buyer quickly and get the higher price you were hoping for.
