Are you trying to figure out how to get landlords to rent to you? Follow these very simple steps and you will be WAY ahead of the game and it will make the process much easier!
1. Read the entire description of the listing and follow any given instructions. This includes looking at deposit amounts, photos, videos, availability date, if pets are allowed, etc.
2. Ask the landlord their procedure for the showing/application and move in process, assuming it was not in the listing. You have to actually respond to them and communicate!!!!
3. If you don't have perfect credit, or a perfect background, don’t start making excuses right off the bat... This is where a lot of people go wrong. They start trying to justify themselves as to why they have bad credit or no job or no income or whatever it is and we’ll if you’re in this situation you need to fix it. A better approach is to just be honest and tell the landlord what’s up. Don’t justify or try to defend yourself or make excuses it will only hurt your chances
4. You want to instill confidence in the landlord that you are a good tenant. This is crucial because they will want to work with you if they trust you and believe you’re a good tenant.
5. Make sure to have your previous landlord reference handy, and notify your current landlord that the new landlord will contact them for a reference. Hopefully you’ve been a good tenant and they will only have good things to say. This is way more important than a job reference. As a landlord I would rather have your current landlord tell me you’ve paid on time every month as opposed to your job telling me you make $18/hour. Just cause you make the money doesn’t mean you know that you need to pay your rent first!
6. Fill out the application first. Many landlords are requiring this first, before showing the property. I require this first because otherwise people are not serious. I literally get about 25% of people to show up when making an appointment before the application, but it is 90% plus after they fill it out. Plus, then I can verify first that your income and stuff is good before wasting mine or yours time!! If you don’t qualify then I can rule it out quicker and don’t have to waste time showing it. Most applications (especially online) don’t require a fee to start. You have credit/background check later.
7. Go view the place and don’t act sketchy. Landlords can sniff out a bad tenant so don’t act weird or bring people that don’t need to be there. Actually look at the place. Don’t say you’ll take it right as you show up. Don’t seem desperate.
