It is a place that attracts hundreds of thousands of visitors and is constantly innovating. A state where innovative multibillion-dollar real estate projects are underway, the most spectacular of which will open in a few months. This giant project is not in the Middle East, but in the Principality of Monaco, on the border with France.
Monaco, nicknamed “the Rock,” is a veritable coriander in geographical terms. Surrounded by France, it lies some 20 kilometers east of Nice and a stone's throw from the Italian border.
Monaco's surface area is only 2 square kilometers. It is therefore the second smallest country in the world, after the Vatican (0.44 square kilometers). By comparison, the city of Paris covers an area of 105 square kilometers.
However, with more than 39,000 inhabitants, Monaco is one of the most densely populated countries in the world. And space is a rare commodity. To expand further, a horizon was immediately identified. The Mediterranean, where man-made development projects are piling up. And the latest one is certainly the most impressive.
The new Mareterra extension has been under construction since 2015. It required a huge financial investment and the involvement of the world's leading architects. Although the project is supposed to be environmentally friendly, it has been criticized by many for turning the area into a new paradise for the rich.
Monaco is a tiny yet bustling place that pulls in loads of visitors. It's always coming up with new stuff, especially in building fancy real estate that costs a ton of money. There's this huge project called Mareterra, which is like the Titanic of building projects, about to open soon. Even though it's not in the Middle East but right next to France, people call Monaco "The Rock" because it's like a tiny dot surrounded by France. It's super small, only about 2 square kilometers, making it the second smallest country in the world, just after the Vatican.
Since there's not much space to expand on land, Monaco looked to the Mediterranean Sea for more room. They started building artificial islands, and the latest one, Mareterra, is pretty jaw-dropping.
But behind all the glitz and glamour, there's also the reality of a place that's been building onto the sea for over a hundred years, trying to make more room for everyone.
Since 1907, Monaco has been busy making more land by filling in parts of the sea. They started big projects like Fontvieille in the 1960s and 1970s, creating new areas to live and work. In total, they've made over 50 hectares of new land, which is a huge chunk—25% of the whole city!
Monaco's done a lot in about 50 years, adding over 147 square kilometers of new land. That's almost 25% of the country's whole space!
Back to Monaco! things slowed down with making new land about 20 years ago. The last big project was in 2002, building a floating breakwater to protect Monaco's harbor. Then, in 2005, Albert II became Prince of Monaco after his dad, Prince Rainier III, passed away. It took about ten years for the next big project to start under his rule. It's called Mareterra, and it's a mix of land and sea, right in the middle of the city.
The Mareterra project
The new Mareterra district is located between Port Hercule and Larvotto Beach. People living there will have a great view of Monaco's huge convention center, the Grimaldi Forum. The Grimaldi Forum itself will be expanded by 6,000 square meters on Mareterra.
To get an idea of how big this project is, let's look at some numbers. Work started in 2015 and will add six hectares of new land to Monaco. The whole thing costs €2 billion, according to the Monegasque development company, L'Anse du Portier. Every day, 2,300 workers and nearly 300 companies, including big names like Bouygues and Eiffage, are working on it. It's a massive job with a strong focus on being eco-friendly.
Many projects claim to be green, but often it's more about looking good than actually being environmentally responsible. In Monaco, though, they seem serious about the eco-friendly aspect.
The Mareterra neighborhood is designed to follow a sea current that flows by Monaco. This is intentional to make the project more eco-friendly. They are using materials that have a low environmental impact. The concrete caissons, which help break waves, are made to promote algae growth. These caissons sit on a giant embankment between 20 and 50 meters underwater and almost 500 meters long.
