What is REIT Investment?
A Real Estate Investment Trust (REIT) is a type of investment vehicle that allows individuals to invest in real estate without having to directly purchase and manage property themselves. REITs own, operate, or finance income-producing properties such as apartments, office buildings, hotels, shopping centres, and warehouses.
REITs are required by law to distribute at least 90% of their taxable income to shareholders as dividends, which makes them an attractive investment option for income-seeking investors. In addition, REITs are generally considered to be more liquid than traditional real estate investments since they are traded on public stock exchanges.
REITs typically generate income from rent collected from their properties or from selling properties for a profit. Investors can buy shares of a publicly traded REIT, similar to buying shares of a company's stock, or invest in a non-traded REIT, which is not publicly traded and has different regulations and risks.
Overall, REITs provide investors with a way to gain exposure to the real estate market and earn passive income from property ownership without the challenges and expenses of direct property ownership.
