JADUs have some advantages like:
-They can share sanitation with the primary residence
-They do not need as much utility separation as an Accessory Dwelling Unit (ADU)
-They can be built in addition to an ADU so you can have a triplex
-Sometimes, they can add square footage to your house
But they have some limitations too:
-Homeowner occupancy requirement
-Size is limited to less than 500 sq ft
-The JADU has to be contained entirely within a single family residence
-Unless you’re converting garage or basement, it’s not very different from renting a room out of your house, and potentially much more expensive
