I bought this house from direct marketing for $200,000 and we ended up selling it for $313,000 a few months later. It was a great flip and one that I wish we could do over and over and over again!
The house was bought thanks to an email I got from someone whose parents wanted to sell. They did not want to list the house with an agent and they had lived there since the home was new. I talked to them and we came together on a price. They were buying a house in another state and they needed flexibility with closing which we were able to accomplish since we don't need to move into the house or sell anything else to buy it.
The house needed some love but it was mostly cosmetic except for the roof. The roof had been hailed on a few times over the years and was in need of replacement. We replaced the carpet, paint, pictures, and made some other minor repairs but this was a fairly easy job for us!
It also helped that the real estate market has increased in value so much while we owned the home. We thought it would sell for $280,000 when we first bought it and it ended up selling for $30,000 more!
