The 2020 Showcase Home, Casa de los Reyes by Turning Leaf Custom Homes in Winter Park, sets the bar for energy efficiency. This 5,764 square-foot home resides on a large in-fill lot, elevating neighborhood curb appeal with its Spanish Colonial architecture accented with a multicolored clay tile roof and aquamarine windows.
Achieving Gold Certification status from the National Green Building System, the only green building rating system for homes approved by the American National Standards Institute, this NGBS green certified home is design and constructed to a higher standard. This home incorporates advanced building science and products so that the home performs better than a code-minimum home.
Named after the homeowners, the Reyes Family, the living space features five bedrooms, five and a half-baths, a media room, study room and a three-car garage. The home’s defining feature is its energy-efficient solid concrete walls known as ICF, an acronym for insulating concrete form. “All of our custom homes are built with Fox Blocks ICF walls, poured solid concrete sandwiched between thick insulated panels of expanded polystyrene insulation, a lightweight, closed-cell insulation. Because there are no cold joints or gaps for air to penetrate, the ICF walls stop radiant heat from entering the home,” says John Riddle, vice president of Turning Leaf Custom Homes.
The ICF walls, built in-house by Turning Leaf, contribute to the home’s green certification and lower energy bills. “The ICF walls produce a lower utility bill than homes with a standard HVAC system,” says Ryan Bitzer, president of Turning Leaf Construction. Other features fostering the home’s green certification include a state-of-the-art air conditioning system by Daikin.
The general contractor handcrafted several design elements including a custom poured-in-place finished concrete countertop on the kitchen island that spans 14 feet by 6 feet situated between two skylights. There are also custom concrete stylings at the outdoor kitchen counter and a bench around the fireplace.
The homeowners express their appreciation for color with a mosaic clay tile roof, hand-blended by 5 Points Tile in Oviedo using blue, green and red clay tiles palletized to create a custom design. Aquamarine aluminum-clad, wood windows and doors from Anderson Windows and Doors and matching aquamarine cabinetry mixed with navy cabinetry throughout the home complement colorful cement tiles in rooms and bathrooms.
The kitchen is outfitted with Wolf and Sub Zero appliances, shaker style, cerused whitewashed oak custom cabinetry and painted navy base cabinetry on the kitchen island, handmade by Jackson Pierson Cabinetry in Longwood.
The master suite features the same whitewash oak flooring, custom milled in smaller planks and arranged in a herringbone design. It opens to a breakfast patio facing the courtyard and pool area. “The closet has ICF walls and a solid concrete deck overhead so the closet functions as a ventilated concrete reinforced safe room. Many of our clients want a safe room. Because our homes are built with ICF walls, this is an easy feature to provide,” Riddle says.
The master bath has a wet room outfitted with the Kohler Digital Shower Experience from Artisan Kitchen and Bath Gallery comprised of six body sprayers, three shower heads and a rain head, all digitally controlled by a touch screen system with remote control. Homeowners can customize their shower experience with temperature and water pressure settings as well as light and sound features. A soaker tub resides at the back of the wet room.
The kid’s wing resides on the other side of the home with two en-suite bedrooms, one for the son and the other for the daughter, with a powder bathroom in between.
Other notable features include pre-wire for an automatic back-up power generator using natural gas and a Control 4 home automation system that controls entertainment, lighting scenes, climate, security, automated blinds and monitors the home.
