Video is becoming an increasingly effective and commonly-used platform for advertising, selling and giving virtual tours of real estate.
Whether you're selling homes, commercial buildings or vacant land - chances are, your real estate listings could benefit GREATLY from the integration of a well-made video.
So how exactly do you make a great video??
If you've never actually put together a video before... the whole process can seem a little daunting.
- Where do you start?
- What kind of camera, tools or software do you need?
- How do you edit a video to look truly professional?
- If you just want to hire someone else to make a video for you, where you can you find the right helpers to connect the dots?
The good news is - if you really want to start using videos to sell your properties, there are several ways you can get the job done.
One way is to shoot an on-site video. With this option, the idea is to visit your property (or hire a semi-professional videographer to visit it for you) and record several different shots of the parcel and its surroundings (and if there are any notable things nearby, they can get some shots of those local attractions as well).
The shots don't need to be anything spectacular, but the movement should be smooth, and if possible, the camera and lens should be halfway decent. It is possible to pull this off with a smart phone camera, but only if the shooter's hand is steady. In this kind of situation, a nice tripod and fluid head can go a LONG way, and make all the difference in the world (I think they're both worth the investment if you plan to shoot videos like this again and again in the future).
It goes without saying - these kinds of videos will require more time and effort (if you're planning to shoot and edit all the footage yourself) or money (if you're planning to hire someone to visit the property and get the footage for you).
I probably wouldn't bother with this type of property until the market value starts to exceed $20,000 and/or I stand to make $15K or more from the deal. When I'm doing all of this work myself, depending on travel time, it can take me a full day to get everything pulled together. When I'm hiring out all the work, I could spend anywhere from $500 - $1,000 when all is said and done... so I generally wouldn't go down this road until you know there's a huge potential payout waiting for you on the other side.
