Where to choose the land?
R R R is planned with a radius of 50km from the city centre - Birla temple. The lands within RRR are normally within 3-4 crores. The prices vary based on road type. Lands facing 100 feet roads will be between 4-5 crores and lands facing 40 feet village roads will be between 2-3 crores. If the land is too inside where there is no access, then the land cost will be between 1-2 crores.
The lands at a distance of 75km to the city centre will be about 1-2 crores and within 100km will be between 50-80 lakhs and of course, the prices will vary based on the type of access to the land.
Of all the 12 directions around Hyderabad, the biggest challenge lies in identifying the best direction based on the past 10 years of growth and based on the coming 10 years of growth. That means it should not only have a grand past but should also have concrete evidence that it will have extraordinary growth in the next 10 years also. The prices in Gandipet and Kokapet are between 40-60 cr, 25 crores in Kollur, 20 crores in Mokila, 15 crores in Shankarpally, 4 crores in Mehtabkhanguda, 2cr in Mominpet, 1 crore in Marpally. We have chosen the Mehtabkhan guda area as this is the next destination for realtors after shankarpally.
