-Ongoing demographic trends were accelerated by COVID encouraging migration to smaller metros and suburbs
-As a result, investors increasingly show preference for deals in secondary/tertiary markets
-Moving forward, investors have the opportunity to get in ahead of the curve:
---- If they expect this shift to continue, they can buy assets in the suburbs and smaller markets
---- If they expect the urban areas to make a comeback, they can focus capital on recovering downtown areas and reap gains as they rebound
