In this video, I run through my buy to let property investing plan for this year with the market being crazy hot right now. Flipping project are hard to come back with BRRR deals over-selling for what they're worth. I'm buying buy to let property through a limited company and diversifying into 3 phases.

My strategy is broken down into 3 phases which I call the CCD strategy. Capital, Cashflow and Diversification. In the first phase I'll be keeping my eye out for nice flip projects next month when restrictions are lifted, but if houses are still overselling I don't want to hang around too long waiting for the perfect deal.
With £60k to start with, I'm aiming to look at two projects this year which means including leverage from the banks, that £60k would enable me around quarter of a million, or £250k of purchasing power which up north is more than plenty for 2 houses with leftover for accountancy, legals and purchasing costs.
So, with additional savings over the next 12 months and building up my side freelance business, the aim is then to focus onto phase 2 which is Cashflow.
But with 4 - 5 bedrooms in a small multi-let style HMO you can still cashflow more than £800 a month after expenses and costs which isn't too bad, so my aim is to build these up over time to bring greater cashflow into the business.
As I move into the third stage of the business in a few years time this will be all about diversification. So the dream is to take older commercial style buildings and divvy them up into mixed use. So you'd have a coffee shop or commercial unit on the bottom for a small independent business and the floors above the commercial unit converted either into serviced apartments, simple buy to lets or an HMO, so if rooms are empty, or the commercial tenant leaves... the building as a whole still generates income.
