Learn about the difference between a real estate agent and a real estate broker in the Philippines so you'll know who to approach when you need someone to help you with a real estate service.
Most of us whenever we need a real estate service whether we need to sell our property or buy a property, we just approach any real estate agent or any person working in the real estate industry. This is because we think that everyone who works in the real estate industry has the same qualifications and can handle the services that we need.
In the Philippines, a real estate broker is a DULY REGISTERED and LICENSED natural person, who for a professional fee or valuable compensation, acts as an AGENT of a party in a real estate transaction. A real estate agent, on the other hand, may be an accredited salesperson, colorum broker, or real estate broker.
An accredited salesperson is a person who works under the authority of a real estate broker.
On the other hand, a colorum broker is a person who does real estate service but doesn't have the license to do so. Not only don't they have formal education and training to render such service but what they are also doing is illegal under the Real Estate Service Act of the Philippines or Republic Act 9646. It doesn't matter if they are relatives or friends of the owner.
So a real estate broker is an agent but not all real estate agents are real estate brokers. That is the difference.

Kadalasan isip natin parehas lang ang ahente at broker. So nilalapitan natin kahit sinong magsabi na ahente sila o kaya naman kahit sinong nagtratrabaho sa real estate. Kasi ang alam natin parehopareho lang naman na makakatulong.
Sa bansa natin, ang real estate broker ang may lisensya para maging ahente ng isang partido sa isang real estate na transaksiyon para kumita ng kaukulang kita para sa serbisyo. Samantala naman ang mga ahente e maaring isang accredited salesperson, colorum broker o real estate broker.
Ang accredited salesperson ay nagtratrabaho sa ilalim ng autoridad ng isang broker.
Sa kabilang banda, ang colorum broker ay isang taong walang lisensya at kwalipikasiyon pero ginagawa niya ang trabaho ng real estate broker at nangungumisiyon sa serbisyo niya. Ito ay paglabag sa batas.
Kaya naman ang real estate broker ay isang ahente at ang ahente ay maaring hindi isang broker.
