When requesting rent relief from your commercial landlord, you need to submit your request in writing and provide your landlord with key documents in support of your application.
Be sure to include the following in your rent relief application:
1. Profit and Loss statements for each month of 2020
2. Balance Sheet showing cash on hand and other assets
3. Any application for government aid such as the Payroll Protection Program
4. Cover letter with basic information such as the address where you are leasing space, suite number, the date the lease commenced, the number of years remaining on the lease. Be sure to highlight the positive (good payment history, number of years as a tenant in the building).
Once you have submitted your request via email or certified mail via the USPS, call your managing agent to discuss your request.
The above documentation should document that your company is under financial distress and is unable to pay rent for the moment. Proving this in writing will increase the likelihood of negotiating rent relief from your landlord.
