I just wanted to take a minute to explain the difference between planning application drawings and building regulations drawings. There’s quite a fundamental difference between the two and they serve totally different purposes so it’s really important that you don’t get them mixed up or use one at the wrong time.
Let’s start with planning application drawings – these are all about concept. The concept could be taking a family house and converting it into two flats, so the planning application drawings will show the planners how we create two flats from this large house, how many bedrooms we’re going to put in, and how we comply with planning legislation relating to those bedrooms, perhaps things like showing how we provide parking spaces, garden space for each flat, bin storage and things like that.
Once we’ve been awarded planning permission, we then work on the second set of drawings which are the building regulation drawings. They tell the builder how to do the works that are on the concept drawings in a way that is compliant with the building regulations.
The big tip I’d like to share with you is that until you’ve got the building regulations drawings there’s no point in approaching builders for prices – because builders can’t price off a concept drawing as it doesn’t actually tell them how to produce the concept!
