Price per Square Foot is the truth, not the average sales price
Every week there is an article published in our local Coeur d'Alene Press about the Kootenai County real estate market. Recently, an article titled "Not Much Change in the Market" was published and when I read it, I was very frustrated.
It was extremely misleading, indicating that reports of depreciation were false and misleading the public to believe that homes were actually selling at a higher price this year vs. last year.
The writer of the article didn't get down to the baseline data needed to determine appreciation vs. depreciation. He conveniently left out the price per square foot information, making overall comparisons based on averages and medians of a total home price without this important detail.
