Well, once it’s time for the home inspection, you as a buyer will hire a home inspector to come look at the condition of the property and offer an assessment of where the property is at.

So typically your real estate agent is the one recommending their favorite home inspector and they will be qualified. They will be thorough and they go over almost every square inch of the property that they can have access to.

At the end of the inspection, you will get a detailed report with colored pictures and analysis on small defects, large defects and everything in between. So a small defect would be perhaps a light switch that flips the wrong way or cracks in the sidewalk.

A large defect would be something that’s wrong with the roof or with the foundation and those are the things we really want to focus on as we review the inspection report. It’s a really good idea if you as a buyer are onsite with the home inspector because then you can ask questions directly of them and see exactly in person what they’re talking about when they’re pointing out a defect in the property.

Then after the inspection is done, we get to take all of that information and potentially negotiate with the seller again based on what we’ve found. So if there’s a defect that is expensive to fix, we can either ask for a sum of money from the seller or for them to have it fixed before closing.
