Tenant: How can we save some up front cost on rent if we’re to spend money on our own rehab?
Now, let's say the landlord of the building you want to move into is willing to make those repairs, but they want you to help pay for them. One way they can do that is by charging you a little more money for rent each month until the rehab costs are paid off. This is called rent abatement.
So, instead of paying the usual amount of rent right away, you would pay a little less for a certain amount of time, while the landlord uses that money to pay for the rehab costs. Once the rehab costs are paid off, you would start paying the usual amount of rent again.
It's like a trade-off, where you get to move into the building and the landlord gets the help they need to pay for the repairs.
