To win back ranking I am looking to add a shop to the lead gen site with woo commerce that turns into a webform once customers add the products to their cart. 01:01:23:00 Hey Bradley what's going on! I have some good news! I got my first sale agreement signed by a land owner for a land he owns in New Jersey. The owner was willing to sell the land for $100k and I got it down to $79484.87 and he agreed and signed the sale agreement. Now I have 180 days to close this deal. This is an infill lot and the most recent sale of lands of similar sizes in the same area are $200k on May 13th, 2024 and $150k on December 8th, 2023. I was told that New Jersey is a mixed state as far as closing by title company/attorney and north Jersey likes to close with an attorney while south Jersey likes to close with a title company.
One problem is that I see that the seller already has this land listed on Zillow for $375k by a realtor from 69 days ago. I asked the seller what's up with the listing on Zillow and he said that the realtor hasn't gotten any potential buyer and that's why he's trying to sell it himself. Now that I have the sale agreement from the seller, will the listing on Zillow come in the way when it comes to closing the deal? For example, could the listing realtor take legal action against the seller or me if the realtor realizes that I'm marketing the land while his listing is still up on Zillow?
Also, how should I go about finding a good title companies, due diligence companies, attorneys and realtors in New Jersey?
Also, since this is a somewhat larger deal(larger than Jack Bosch's $30k-$50k bread and butter range), should I do an assignment of contract or a double closing? I'd prefer to do an assignment of contracts but I'm thinking if I do an assignment of contract, both the seller and the buyer will see how much I'm making on the deal and they might either back out of the deal or cut me out of the deal and try to do the deal by themselves now that the seller and buyer knows each other. But if I were to do a double closing, I don't have $79484.87 in cash on me to purchase this land outright. How would you suggest I come up with the cash to purchase this land if I were to do double closing? For example, should I use a loan company or do a joint venture with someone with the capital and share profit with the person?
I'd really appreciate your opinion and advice on this. Thank you!
