What's going on guys, Austin Zaback here and in today's video I explain to you the 5 main ways to make money through real estate. This is going to be a more broad video to kind of explain the science of how you actually make profit with real estate.
The first way is to wholesale real estate. This is the most basic way to make profit through real estate. All you are essentially doing is finding distressed sellers and making them an offer below market value. If they accept you get the property under contract, and you are basically selling or 'assigning' that contract to a cash buyer. Essentially you are selling them the contract for $5k-$20k more then what you got it for, basically charging them a finders fee.
The second is to fix-and-flip the property. You probably know what this is, but all you are do is buy the property, put some money into it in renovations, then flip the property for a profit. A house renovation can cost very high depending on the property, but once the renovations are done the house is worth much more than the cost of the renovations. This is called equity, and that is where you would make all your money when you flip it.
Next, this is a common one as well. You can keep the fixer upper as a rental property. By doing this, you will receive 3 extra streams of money. You still get the equity from renovating the property, however you can't necessarily get that money out of the house. You can... but that's for a different video. The next one is the cash flow you receive from renting it out to a tenant. The tenant will pay down the mortgage, letting you gain more equity as well, and you make the cash flow, which could be a couple of hundred bucks up to a grand depending on the situation. Lastly, you get the appreciation from the house, which on average is about 4% in America.
