1. Property ownership document.
The first document you must check while buying a plot is the property ownership document for Ex. In Maharashtra, it’s 7/12, registry and property card.
You need to check if the property or plot is in the name of the developer or the company from which you are buying the property.
2. Title search report
You can demand a title search report from your developer or ask for it from your advocate, they can easily provide you.
The title search report gives you the ownership history of the property. You check who owned the property over time and the owner's details.
3. Layout-sanctioned map.
Layout-sanctioned map is one of the most important documents to check while buying a property. It is a layout map sanctioned by the local regulatory body.
For Ex. In Nagpur city, there are NMC and NIT and for the outer part of the city, there is NMRDA engineer or chief engineer who approves the map.
4. RERA Certificate
Except for certain types or sizes of projects, a RERA certificate is required to build a real estate project. So you must check the RERA certificate by asking the developer or you can check yourself by going to the RERA website.
Every state has a separate RERA like for. Maharashtra it’s MahaRERA and for Uttar Pradesh it’s RERA-UP, etc.
5. Master File
Every developer has to make a master file. You can ask and check it. It is a document master file that includes 7/12, registry, property card, Title search report, Layout sanctioned map, RERA Certificates, bank loan sanction approval letter, etc.
All of the above documents must be checked before buying a property so that you invest your hard-earned money in the right property.
