The Construction Manager/General Contractor (CM/GC) is a delivery method that involves the contractor during the design and planning phases to optimize the design and lower project risk. This process promotes collaboration and solicits value-adding constructability advice from the contractor during the design process, ensuring an optimized construction delivery.
In contrast with traditional bid-build work where the contractor is chosen on price alone, CM/GC contractors are selected using qualification-based selection rather than price. Construction pricing is negotiated when the design is completed and facilitated by an independent cost estimator, hired by the owner.
