Housing prices are higher than the average across Canada but lower than Vancouver and its surrounding cities. Home price are on average 25-30% less than Vancouver. The same goes for rent prices which are around 1/3 less than Vancouver. While in comparison to the rest of Canada they would be considered expensive, if you want to live in the Lower Mainland it's going to come at a price. There are lots of new homes being built every year, especially condos and townhomes. Langley is the place to be if you want an acreage, a big back yard or just some privacy from your neighbours

Langley is warmer and brighter compared to both the rest of Canada as well as the rest of Greater Vancouver. I personally find when it's sunny in Langley, it's often cloudy or rainy elsewhere. In comparison to Vancouver, Langley gets less rain but more snow and slightly higher daily highs for temperature as well as slightly lower daily lows. Although, being a suburb of Vancouver you can still expect to get a decent amount of rain. Winters don't get very much snow and Summers are hot but too short. Overall, Langley's weather is far warmer and milder than the rest of Canada which is one of the main attractions for most people when considering moving here, especially if they're from outside the Lower Mainland.

Currently in BC, the foreign buyers’ tax applies to foreign nationals, foreign corporations or taxable trustees. This is an additional 20% on top of the purchase price. Additionally, Canada is putting a 2 year ban on foreign nationals from buying homes starting January 2023. The ban does not include permanent residents or temporary residents as well as if you are a confirmed BC Provincial Nominee (PNP).

Located centrally in the Lower Mainland making it one of the best spots for location and accessibility. You've got Highway 1 if you're heading east or west towards Vancouver or Chilliwack. You've got 200th Street if you're heading north over the Golden Ears bridge to Maple Ridge, Pitt Meadows or the Tri-Cities. And if you're heading south, you've got many routes to get to South Surrey, White Rock and the US Border. If transit is a must, you should definitely consider living in Langley City or Willoughby. I highly advise that you have a car if you live outside of those areas. Langley's current transit hub is at the Carvolth Bus Exchange in Willoughby and currently has no rapid transit. But there is a future skytrain extension coming by 2028.
𝟓) 𝐒𝐚𝐟𝐞𝐭𝐲
Langley sometimes gets a bad reputation for its safety. However, it's important to note that this is based on a very small and condensed area within Langley City as well as parts of Aldergrove. Downtown Langley City is where the bulk of the homelessness, crime & drug users are located. Crime rates are high in Langley City ranking 45th in Canada and 12th in BC on the Violent Crime Severity Index. But the Township comes in much further down the list at 115th in Canada and 29th in BC. In comparison, here are some other cities in the Lower Mainland that rank higher on the list that may surprise you.
