The hub of North Texas is shifting north, and no one knows that better than YouTube star and realtor Levi Lascsak.
WFAA met Lascsak in Prosper to learn more about this move and why he’s dubbing the future of the metroplex "DFFW."
"We're in Windsong Ranch in Prosper, Texas!" Levi Lascsak exclaimed.
Lascsak is a realtor, but on this day, he’s also WFAA's tour guide. He began producing YouTube videos, introducing people to North Texas communities during the pandemic.
"Our channel is called Living in Dallas, Texas but yet 99% of our clients want to live up here," Lascsak said.
"What is it about this area that’s becoming so desirable right now?" WFAA Daybreak Anchor Kara Sewell asked.
"I think schools are big on the list. At the first amenity center, they’ve got a coffee shop, pastry shop, event space, swimming pools, lap pools, the blue lagoon that’s been a big focus here too is they have a five-acre blue lagoon, crystal clear that looks like you’re at The Bahamas," Lascsak said.
The only drawback: Construction.
"We’re seeing a huge demand for new construction right now; the millennials are the largest buying population currently and it seems like they want all new construction," Lascsak said.
Lascsak said with Texas Instruments’ new manufacturing facility in Sherman, neighborhoods with amenities like Windsong Ranch are popping up even further North.
"We’ll probably be merged with Oklahoma before you know it!" Lascsak joked.
Since 2020, more than 150 companies have relocated to Texas. Dozens of high-profile corporations like Charles Schwab have settled north of the metroplex.
"They’re really relocating to Frisco/Plano area so, right there off the Dallas North Tollway and the Sam Rayburn Tollway, 121 is a main corridor where a lot of these corporations are moving," Lascsak said.
Lascsak believes Frisco is the new hub of Dallas.
"We’ve always talked about DFW. I would say it’s going to become DFFW, which is Dallas, Frisco, Fort Worth. You come out here to Prosper, Melissa, Anna, Celina, you can kind of move an extra five or 10 minutes out of town and save $50,000 or $100,000 on a house," Lascsak said.
