Before purchasing any land or farm property do your research!

1. Purpose - What are your plans? Homestead just for you and your family, crops, or livestock? Maybe you're looking into agro-tourism.

2. Zoning - Make sure the property you're looking at is zoned for what you need. Know the state/county/town rules. Tax Exemption status.

3. Location - Work, schools, healthcare, emergency services. WATER, Power, Cell phone, high speed internet close by. Vehicle access and property history

4. Structures - Existing or building? Barns, shops, fencing. Can these structures support your purpose or will you need to put more effort in.

5. Rights and Restrictions - Utility easements, Right-of-ways, deeded access to neighboring properties, minerals, logging, water, oil etc.

6. Environmental Regulations - Can you legally do what you want to the property. What is currently on it? Buried garbage, old mechanical shops, contaminated soils etc. WATER, irrigation systems and manure management.
