Here's the situation. I love the banks because we do a lot of mortgages with the banks.
But here's the problem I'm seeing, and this has happened. I was with about three or four Realtors, and they had issues with their client's deals falling apart because of this.
I need you to be aware that they have a specific process for getting your mortgage directly through the bank. They have all these conditions.
And the banks, don't worry, we'll take care of the appraisal. It's not really part of the condition. But then what happens is the bank waits, and they wait.
And they wait just before closing, maybe a month before, maybe 30 days before, 20 days before they do an appraisal; the appraisal value is coming in less. And what happens is now it puts the whole deal at risk.
After the House Appraisal Came in Lower than Sales Price, you now have to determine the difference.
