The first region we will look at is Fulton County. With a population of nearly 1 million people, Fulton County is home to 15 cities including Georgia's Capital City, Atlanta. Here's the lowdown! Fulton County Sheriff's Tax Sales (a.k.a deed sales) happen on the first Tuesday of every month. This gives you a chance to buy a deed for a fraction of the property value.
But what exactly does buying a deed at an auction mean? In Fulton County, when someone doesn't pay their property taxes, the county puts the property deed up for auction! If you win a bid, you get the deed to the property, but please remember that you won't own the property right away! In Fulton County, there's a one-year redemption period for these deeds! During this time, you can't actually use the property, rent it out, or renovate it. The original owner can still pay off what they owe, including interest and penalties, to get their property back!
You might wonder why buy a deed if you can't use the property immediately?
Well, if you buy at a tax deed sale, the original owner has to repay you what you paid, any taxes you've paid since, and special assessments! Plus, they add a 20% premium for the first year or just part of the year and an extra 10% for each additional year! So, you're looking at a 20% return on your investment in under a year! And, if you aim for higher returns, you can let the deed roll over for more years.
For example, if it extends into the second year, you're looking at a 30% return! Into the third year, it's 40%, and by the fourth year, you're at a 50% return! When you think about it, that's a pretty solid return, way better than a lot of other investments out there!
