The county has introduced a grant program where, if you're planning on building an ohana on your property and it qualifies, you could receive up to a $100,000 grant from the County of Maui. The best part about a grant is that you don't have to pay it back, as long as you follow the grant's guidelines. You know, I've been pretty critical of the county in my recent videos, so I figured it's time to highlight something great they're doing.
Here's the scoop: you need to apply by July 31st at 4 PM of 2024. They just rolled out this program a few days ago, so it's a perfect opportunity to have your ohana partially or fully funded by the county. However, if your project is already under construction, it won't qualify. Your project needs to be shovel-ready or in the process to be eligible for the grant.

A few more details: every year, you must report the status of your tenant to the County of Maui, ensuring it's used for workforce housing. There's a 10-year deed restriction on your property if you use this grant. If you sell your home before the 10 years are up, the county will reclaim some of that money. In the first year, they take back 100%, and in the tenth year, they take back 10%.
What a great opportunity to have the county help fund and develop your ohana, all aimed at creating more workforce housing, which I absolutely support. A couple more points: only one award per owner or property, you must be in the pre-construction phase to apply, and short-term rentals are prohibited permanently. This means you can't build it and turn it into a transient vacation rental.
The tenants must meet the guidelines, being at or below 120% of the area median income to qualify, ensuring it's used for Maui residents in the workforce. You can't rent it to second homeowners or part-time residents.
